Great post, but it's always been a bankers market. Houses are always valued at what a bank is willing to lend, not what a buyer is willing to spend...and this downturn is no different.
Banks don't get it though. They want to again set the price of real estate to suit their bottom line. I've seen just as many 'highest bidders' fall out of escrow.

In response to your post, I can understand your comment but not quite agree. In your example the banks set what they are willing to loan. That is true. But in this market they are also the main seller and are also dictating values by selling REO and Short Sale properties.
So they are truly in charge of this market which is actually very bad for them. They under price each other driving down both prices and loan opportunities since they reduce the overall market pricing of the area. So they sell a REO cheap, they just devalued their own clients properties in the neighborhood and probably killed a few refinances as well.
But overall when I say it is a bankers market now, it really means they control the pricing, the loans, and the perception of the market which is a bit more than just the loan side.

I was so excited to see your post. Your explanation and timeline was so informative. We feel so sad because we too our part of this mortgage "mess". We will be renting as well. And yes, for those of you in the same boat, save that money. To all, we are looking for a 4 bedroom 2 1/2 bath home in Menifee. We take great pride in any home we live in and keep it in tip top condition at all times.
