Although the SW Riverside Association of Realtors projected a 6-8% increase in our area in the year 2014, I have only really seen value increases in our Senior 55+ neighborhoods. What has definitely increased, however, is the length of time it takes for homes to sell.</span><br />
<h3>
Here is a breakdown of how long it is taking homes to sell here in the City of Menifee based on certain criteria.</h3>
The criteria used for this are based on:<br />
"Standard" sales (no REO/Short)<br />
Single Family Home (SFR - no manufactured)<br />
Less than $500,000<br />
Not in age restricted 55+ community<br />

I have also divided the two sets into homes with POOLS (either private or community) and NON-POOL homes.<br />

While 10.7 million residential homeowners nationwide owe at least 25 percent
or more on their mortgages than their properties are worth, another 8.3 million
homeowners are either slightly underwater or slightly above water, putting them
on track to have enough equity to sell sometime in the next 15 months--without
resorting to a short sale.<br />
<br />
The 8.3 million include homeowners with a loan to value (LTV) ratio from 90-110
percent, meaning they have between 10 percent positive equity and 10 percent
negative equity. These homeowners represented 18 percent or all U.S. homeowners
with a mortgaged as of the beginning of September.<br />
<br />
The 10.7 million residential properties with an LTV ratio of at least 125
percent represented 23 percent of U.S. residential properties with a
mortgage--down from 11.3 million deeply underwater properties representing 26
percent of all residential properties with a mortgage in May 2013 and down from
12.5 million deeply underwater properties representing 28 percent of all
residential properties with a mortgage in September 2012.<br />

"Steadily rising home prices are lifting all boats in this housing
market and should spill over into more inventory of homes for sale in the
coming months," saying Daren Blomquist, vice president at Reality Trac.
"Homeowners who already have ample equity are quickly building on
that equity, while the 8.3 million homeowners on the fence with little or no equity
are on track to regain enough equity to sell before 2015 if home prices
continue to increase at the rate or 1.33 percent per month that they have since
bottoming out in March 2012."<br />

right away that we have increased the number of listing in Menifee from 40 in
April to 45 now in May. That’s not a huge increase by any means but it is an
improvement from last month. The price in which they are selling at had
improved slightly from $311,703 to $337,154 8%. With a little more supply this
month it’s makes it easier to get buyers into homes. <o:p></o:p></span></span></div>

look at our closes in Menifee, the number of closes has dropped from 82 in
March to 67 now in April. These homes are selling for a little more than they
were in March by about $12,000. We are also seeing that homes are remaining on
the market a little longer than in previous months. <o:p></o:p></span></span></div>

As you may all be aware, the sale and apartment markets normally compete with each other. The calculations are rather simple; if the amount of people who own homes goes up, then the amount of people who rent goes down. However, according to the economists the demand for rentals and housing sales are increasing at the same time.<br />

Why you may wonder? Well, the number of households are growing again after years of being behind the population growth. For many years, college graduates have been moving back home or sharing a house with roommates. Now, these college graduates are starting to strike out on their own which creates a huge demand for new housing sales and rentals.<br />
<br />
Since the housing inventory has been desperately trying to catch up to the growth in population for years; both rental and for-sale homes are in short supply. With the huge demand of housing, construction jobs should increase which would also create more jobs and household demands.<br />
<br />
The sale market is recovering faster than what we saw last year. Prices rose more than 7 percent despite the small number of houses on the market. Low home prices and interest rates also turned the cost of owning a home into a great deal compared to the increase of costs renting a home or apartment. <br />
<br />
At the current level of supply, renters who are trying to buy a home are having difficulties. Even though the real estate recovery is just starting to spread the number of homes that are available are the lowest since 1999, which was the year of the Internet boom. For years, we have heard about the flood of homes which is currently totally 3.4 million--but are still in foreclosure or seriously late in payments. However, banks cannot flood the housing market by trying to sell the homes all at once, even if they wanted to. "A majority of the homes are tied up in the foreclosure processes," according to Freddie Mac. Housing construction passed the mark of one million in March coming in at 1.036 million homes, up 7 percent. The increase was due to a 31
percent increase in apartment construction to a level of 417,000 units,
the highest since January 2006. Single-family construction fell 4.8
percent from February The first quarter single-family average was
up 6 percent from the fourth quarter 2012.

Housing permits were down 3.9 percent but from a high not
seen since July 2008. The first quarter average was up 2.6
percent from the fourth quarter. Builders were stock piling permits in
February and the inventory of unused permits decreased 9 percent in March. Single-family permits were unchanged so the change was due to a 10 percent drop in
apartment permits is most likely because we are approaching the sustainable
level of apartment construction.<br />

changed at all! With there being no new listings available, buyers are
continuing to be frustrated with the low supply of inventory in the area. The
listing price has dropped slightly in April to $311,703 from $324,831 in March.
I am hopeful that in May we will see an improvement in the number of listing in
the Menifee area. <o:p></o:p></span><br />

<span style="font-family: Calibri;">Now moving onto what is selling in Menifee. I’m seeing an
improvement for March, there were 82 homes close escrow and back in February
there were only 65 that’s an increase of 26%. The average selling price for
these homes has also gone up from $230,823 to $240,917. We are seeing a
decrease in the amount of time that homes are remaining on the market by 11
days in March. <o:p></o:p></span></div>

With the influx of inventory being released by the banks, an enormous amount of all cash offers are swooping up the inventory and dominating the market. Total current home sales increased 0.8
percent to an adjusted annual rate of 4.98 million in February
from a revised 4.94 million in January, and are 10.2 percent over the 4.52 million-unit level in February 2012. February sales are at the highest level since the tax credit period of November 2009.<br />
<br />
Total housing inventory toward the end of February rose 9.6 percent to 1.94
million current homes available for sale, up from 4.3 months in January, which
was the lowest since May 2005. Listed inventory is 19.2 percent
below a year ago when there was a 6.4-month supply.<br />
<br />
Single-family home sales dropped 0.2 percent to an adjusted
annual rate of 4.36 million in February from 4.37
million in January, but increased 8.7 percent above the 4.01 million-unit pace
in February 2012. The median existing single-family home price was
$173,800 in February, which is 11.3 percent higher than a year ago.<br />
<br />
Existing condominium and co-op sales rose 8.8 percent to an
annualized rate of 620,000 in February from 570,000 in January, and are
21.6 percent above the 510,000-a year ago. The median
existing condo price was $172,500 in February, up 13.9 percent from
February 2012.<br />

Realtor.com has recently released its data on the U.S. Housing Market for February 2013. The National Housing Data (provided below) indicates that current listing inventories increased 1.15 percent, where the median list prices were slightly higher, increasing by $189,900.00. These numbers show that home buyers are getting an early start on the spring season despite the fact inventories recently hit record lows. Lets take a look:<br />
<br />
Per Realtor.com the National Data concluded:<br />
<ul>
<li>In February, the total number of single-family homes, condos, townhomes and eve co-ops for sale in the U.S. (estimated 1,492,218) increased by 1.15 percent month-over-month. On an annual basis, however, inventory was down by 15.97 percent.</li>
<li>The national Median list price for single-family homes, condos, townhomes and co-ops (estimated $189,900) increased by 1.01 percent year-over-year and 1.55 percent month-over-month in February. </li>
<li>The median age of inventory for sale listing fell to 98 days in February, down 9.26 percent from January and 11.71 percent below the median age one year ago. (February 2012).</li>
</ul>
Per Realtor.com the Local Data shows:<br />
<ul>
<li>Nearly all of the markets with the largest year-over-year declines in their for sale inventories in February were in California, where declines averaged 48 percent. This list includes: Riverside County, Sacramento, Stockton, Oakland, and San Jose, just to name a few. These markets also experienced a dramatic decline in the median age of inventory, falling to an average of 31 days, or 53 percent lower than one year ago. </li>
<li>However, on an annual basis, February median list prices were up by 5 percent or more in 51 markets while they were down by more than 5 percent in 11 markets. These markets experiencing a year-over-year list price decline in February (being 39) is significantly below the number of declines observed in January (being 50).</li>

year for home buyers and sellers. Within the last 45 days our listing prices have increased with a significant influx of offers. As the market progresses, you can expect to see the inventory to increase along with higher listing prices as
sellers become more satisfied with the market conditions."<br />

we have dropped down in our active listings by 8 homes. We are still not seeing
much of an improvement with <a href="http://www.menifeecarealestate.com/" target="_blank">Menifee’s real estate market</a>. With the inventory of
homes not increasing dramatically it’s still very much a seller’s market out
there. The average listed price is maintaining its average of $324,831. <o:p></o:p></span></div>

<span style="font-family: Calibri;">Taking a look at what sold in February I see that we have
decreased our sold numbers by 18%. In January we had 80 homes close escrow and
in the month of February we only had 65. Like our average listing price, our
sold price is staying within a couple thousand dollars each month. No real
change in this number. <o:p></o:p></span></div>

<span style="font-family: Calibri;">Getting into the numbers for the month of February, I can see
right away that we have gone down in the number of active listings. In January
we had a total of 64 and now in February we are down to 48 a 25% decrease in inventory.
The Price in which these homes are being listed has risen this month to
$325,929 from January’s price of $295,498. With the supply of homes still so
low it’s continuing to make it difficult for people to purchase a home in the
Menifee area as well as other surrounding communities in the valley. <o:p></o:p></span></div>

<span style="font-family: Calibri;">Now taking a look at what is selling in Menifee, we haven’t
seen as many homes close escrow in January. We have dropped off 17 homes last
month in comparison to December’s numbers. The average price in which they are
actually selling for has remained within $1000. The amount of time they are
remaining on the market is maintaining its average. <o:p></o:p></span></div>

<span style="font-family: Calibri;">With the debt relief act continuing until December 31, 2013
many homeowners are taking advantage of the benefits by doing a short sale
instead of going through the foreclosure process. I have a lot of experience
working with these types of situations and I know they can be a long process but

to much over the last couple of months. We are only seeing it fluctuate between
1-3 homes. The price in which these homes are selling however, is increasing
from $273,710 up to $289,818. Menifee’s housing market seems like its staying
pretty quiet in terms of the listings. The numbers aren’t changing a lot either
way.<span style="mso-spacerun: yes;"> </span><o:p></o:p></span></div>

<span style="font-family: Calibri;">Moving onto the closes for the month, we had 96 homes close
escrow in the month of December and looking back to November there were only
65. That’s an increase of 47%! The price these homes are selling at has gone up
slightly to $225,500 from $219,589. Homes aren’t staying on the market as long
as they have in the previous months. We are down to 64 from November’s 80
days.<span style="mso-spacerun: yes;"> </span><o:p></o:p></span></div>

<span style="font-family: Calibri;">One thing that I wanted to point out in this month’s report
is that the Debt Relief Act has been extended through December 31, 2013. This
is a relief to many homeowners who are experiencing financial hardship. Doing a
short sale instead of a foreclosure has proven to not impact your credit score
as badly. So if any of you are considering a short sale please give me a call
